WHAT IS OHANA FARM PARCELS?

THIS AGRICULTURAL COMMUNITY IS A FEE SIMPLE AGRICULTURAL CONDOMINIUM.
It is located close to the heart of the island of Oahu near the Dole Plantation Visitor Center on land zoned only for agriculture use. Only 35 farm-ready units ranging in size from 10.01 acres to 18.37 acres will be offered to the public. Ohana Farm Parcels is located at the 1000 foot elevation looking out to the ocean over Haleiwa Town with sun, fertile soil and water for farming with breath-taking views of the North Shore beaches and Haleiwa Town.Dole Company formerly owned the property and grewpineapple and sugarcane for decades until it was leased to Aloun Farms in 2011. Since then, Aloun Farms has been actively farming approximately 85% of this property, growing delicious produce including Ewa Sweet Onion, Sweet Corn, Avocado, Pumpkins, Broccoli, Sweet Melons, Herbs, and Asian Vegetables.

The life blood of agriculture is the availability of water. In addition to the annual rainfall, Clean Water is available to all units from a third party provider, Alaka'i Ranch & Farms, LLC, at competitive rates. Unlike irrigation water drawn from the Waialua Ditch, which is classified as "R-1" and "R-2", and supplies water for other properties in central Oahu, Clean Water comes from the nearby Tanada Reservoir. Experienced farmers know that vegetables and some ground fruits cannot come into direct contact with "R-1" and "R-2" water and that "R-1" and "R-2" water cannot support many of the high value vegetable and fruit crops that can be grown here.

This fee simple agricultural community will be managed by the unit owners. The rules of the condominium association will govern the farming practices to ensure that unit owners can farm without conflict with other owners. Each unit owner will have access to their unit via internal roads or Kamehameha Highway, Paalaa Uka Pupukea Road and Plantation Road. Four units will be owned by Alaka'i Ranch & Farms, LLC, the company operating the water supply company. Processing facilities for produce and a warehouse operated by a third party vendor is also planned for location on the Alaka'i units and will be available to unit owners at competitive rates.

Who is HELEMANO RANCH & FARMS?

The developer of the Ohana Farm Parcels is Helemano Ranch & Farms, LLC ("HRF"). The moving force behind HRF is Aloun Farms, one of Oahu's largest vegetable farmers. Aloun Farms is owned and operated by the Sou family. They have been farming for 40 years on Oahu. They starting with a small plot in Waianae and then grew into a farming business with more than 180 employees farming over 1500 acres of land. Aloun Farms has farmed most of the land under Ohana Farm Parcels since 2011. In order to farm the land, Aloun Farms graded it, tilled it, prepared it by amending the soil and irrigated it. The land has produced fruits and vegetables for Aloun Farms which it has sold and distributed to market throughout Hawaii State wide.

Farm Parcels

There are 35 farm-ready units ranging in size from 10.01 acres to 18.37 acres. Owners may contract directly with Aloun Farms to manage their farming operations.

3. CLEAN WATER

In addition to natural rainfall, there is Clean Waterfrom the adjacent Tanada Reservoir provided by an onsite company at competitive rates. Alaka'i Ranch & Farm has an agreement to obtain water from an adjoining well should rainfall and the water from Tanada Reservoir fall short.

4. FARM READY

Productive, proven, farm grounds currently farmed by Aloun Farms—a local farmer with established farm community experience available to provide support and horticulture expertise! Most parcels have been graded and the soil amended for the past five years, reducing preparation of the ground for farming. Drip irrigation lines are installed on many parcels and all parcels have the ability to connect to the irrigation supply lines provided by Alaka‛i Ranch & Farm.

5. PROCESSING AND DISTRIBUTION

Aloun Farms is building an onsite processing center to handle produce grown at Ohana Farm Parcels at competitive rates, eliminating the costs of transporting produce to distributors and buyers in Honolulu.

6. ORGANIC FARM LAND

Over half a dozen parcels can be easily certified as an organic farm operation which can produce high value crops. Chemical fertilizers and synthetic pesticides have not been used on these parcels for at least three years.

7. AGRITOURISM FARMS

Over 1.1 million visitors stop at the neighboring, world-famous Dole Plantation Visitor Center. Additional unique, family oriented agritours can be offered through a coordinated effort with Aloun Farms. The location offers tremendous opportunities for agritourism with exposure to those 1.1 million visitors.
